Building on the region's industrial expansion, the joint venture's inaugural project is a BOI-approved, built-to-suit dormitory featuring 180 rooms. Tailored to meet the housing needs of middle-management workers, the development will be delivered in phases, with the first handover slated for December 2025. Acting as the owner's representative, CSA oversees the acquisition, construction, and phased delivery, while VNS plays a crucial role in securing corporate clients for purchase or lease agreements.

Beyond the dormitory development, the joint venture has additional land on the site and is actively pursuing new opportunities with nearby factories seeking to enhance worker accommodations. The partnership is also exploring collaborations with external investors and developers to create more dormitories, data centers, retail spaces, and other industrial and logistics-supportive projects in Samut Prakan, further broadening its contribution to the region's economic development.
This initiative is CSA's latest project started in 2024, during which the company also secured a 30-year lease of an existing private school to be converted to a built-to-suit international school development in Bangkok, showcasing its continued commitment to tailored, impactful real estate solutions.
