Digital travel platform Agoda recently opened its new 26,000 sq.m Bangkok office at One Bangkok, marking one of the most ambitious workplace transformations in Thailand to date. Delivered by JLL Thailand's Project & Development Services (PDS) team, the seven-floor campus reflects a fundamental shift in how office environments are designed, built, and used.

Where Workplace Strategy Meets Employee Expectation

In a market where top talent expects more than just a desk, the Agoda campus delivers on the key preferences highlighted in JLL's research. JLL's Workforce Preference Barometer, based on a global survey of 8,700 employees, shows that 66% of office workers now operate under structured hybrid policies, while 72% view these arrangements positively — but only when supported by high-quality workplace environments.

Spanning seven floors in One Bangkok Tower 5, the new campus moves away from the traditional office model, instead combining focused work areas, collaborative zones, and lifestyle-driven amenities within a single integrated environment. This approach aligns with findings from JLL's Workforce Preference Barometer, which shows that employees increasingly expect workplaces to offer choice in how they work, flexibility across tasks, and access to environments that support both productivity and wellbeing. To reflect these preferences, the new office includes the following features:

  • Dedicated visually-impaired massage service zones for employee wellbeing
  • Multi-functional activity spaces equipped for pilates, yoga, and fitness activities
  • Barista-equipped social pantries designed as informal collaboration hubs
  • Mother's rooms and inclusive facilities supporting diverse workforce needs

"This new office reflects how Agoda's workplace strategy has evolved alongside the needs of our employees and the way they collaborate and work together," said Javier Gomez, Director of Real-Estate and Workplace Services. "The focus was on creating an environment that truly reflects Agoda's culture and values, supports productivity and employee wellbeing, and remains practical and functional for day-to-day activities. Our teams can continue building world-class technology and delivering exceptional travel experiences, while the workplace and overall experience support them throughout the working day."

18 Months in the Making

The transformation was completed over an 18-month period, with operations commencing on April 1, 2026. The project required meticulous coordination across two contractors and multiple stakeholders. JLL's PDS team managed delivery, ensuring design consistency and quality control throughout the multi-phase project.

"JLL's Workforce Preference Barometer shows that work-life balance is now the top priority for 65% of employees. People's expectations have shifted beyond salary and traditional workplace models. This project for Agoda responds directly to that shift, demonstrating how disciplined execution translates workforce expectations into environments that genuinely support people and productivity."

Sustainability Built In

Environmental responsibility underpins the entire development. The workspace features LED lighting with intelligent sensors, water-efficient fixtures, and materials including recycled wood and coffee grounds. Approximately 95% of furniture was sourced within 800 kilometers, reducing transportation impact, while Renewable Energy Certificates offset the facility's electricity consumption.

One Bangkok itself holds LEED for Neighborhood Development (ND) Platinum certification, positioning the development among Southeast Asia's most sustainable mixed-use projects.

Setting New Standards

Insights from JLL's Workforce Preference Barometer point to a broader transition: offices are no longer defined by desks and density, but by how effectively they support different modes of work and interaction throughout the day. This shift places greater emphasis on integration, ensuring that multiple spaces, functions, and user experiences operate as a single, coherent environment.

"Projects of this scale are less about size and more about control," said Stephen Taylor, Managing Director, Project & Development Services Thailand at JLL. "Our role was to ensure that multiple contractors working across several floors delivered a single, unified workplace rather than a series of disconnected spaces."

The project marks the first collaboration between JLL Thailand and Agoda, representing one of the largest project management mandates for office space undertaken by JLL Thailand in the past years.
