The foundation stone-laying ceremony was attended by senior executives and distinguished representatives, including His Excellency Mr. Masato Otaka, Ambassador of Japan to Thailand; Mr. Obayashi Takeo, Chairman of Obayashi Corporation; Mr. Sato Toshimi, President and Representative Director of Obayashi Corporation; Mr. Boonsithi Chokwatana, Chairman of Saha Group; Mr. Vichai Kulsomphob, Chief Executive Officer and Chairman of the Executive Board of Saha Pathana Inter-Holding Plc.; and Mr. Kiattikhun Chartprasert, Headmaster of Vajiravudh College. Together, they witnessed the beginning of an important new chapter for the project.
Mr. Pornchai Sitthiyakorn, President of Thai Obayashi Corporation Ltd., explained that O-MESH Ratchadamri grew out of the company's deep connection with the Ratchadamri area. The site was home to the company's office building for approximately 30 years and marked the starting point of Thai Obayashi's growth. The company therefore seeks to preserve a place of historic significance to its business while building on its experience in managing rental properties to expand into real estate development under the principle of "competing on quality, not price."

Another key feature of O-MESH Ratchadamri is the application of LRV (Left-Right-Vertical) Technology in combination with steel framing and reinforced-concrete structures. Components will be prepared in advance for assembly on site, improving efficiency and enabling better control of construction quality and schedules while reducing on-site activities, labor requirements, construction waste, dust, and noise. The technology embodies the "Art of Engineering for Tomorrow" concept and reflects the company's commitment to precision, quality, and future-focused construction.
Thai Obayashi aims for O-MESH to serve as both a Technology Showcase and a Knowledge Showcase, facilitating the transfer of design and construction expertise to educational institutions and real estate developers.
The name "O-MESH" reflects the project's story and concept. The "O-" is derived from O-NES and OBAYASHI, preserving the foundations and values built over time while signaling the project's transition into a new chapter. "MESH" represents the integration of diverse elements that connect and function as one: the project's many uses, as well as its connections among people, culture, lifestyles, and the city.
Under the concept of "The Crafted Legacy," O-MESH Ratchadamri expresses Obayashi's DNA through craftsmanship, precision, and meticulous design, integrating contemporary design principles throughout the project. The office building reinterprets Thai and Japanese basketry in its facade, while the hotel establishes an identity that responds to the extensive greenery surrounding the site through a "Garden in the Sky" concept, seamlessly integrating nature into a high-rise building.
Functionally, the project is designed to support both work and leisure under the concept "Hotel Supports Office / Office Supports Hotel." It will incorporate a smart-building system, a destination-control system, indoor air-quality management, PM2.5 control, and fresh-air supply to create an environment conducive to both productivity and occupants' quality of life. Sustainability and ESG considerations are also central to the project, with LEED and WELL concepts and criteria incorporated as guiding principles from the outset. In addition, the "Keep the Green Character of Ratchadamri" concept will be expressed through the architecture and landscape design, preserving the district's verdant identity while adding new value in harmony with the urban context.
O-MESH Ratchadamri will have a gross floor area (GFA) of more than 117,000 square meters and will rise 36 stories, or approximately 177 meters. The development will comprise a Grade A office building, a 203-room hotel managed by Seibu Prince Hotels Worldwide, and retail space, together with parking for approximately 900 vehicles. Construction is scheduled for completion, and the development is expected to open in December 2029.
The development of O-MESH Ratchadamri builds on the longstanding business relationship between Thai Obayashi and Saha Pathana Inter-Holding Public Company Limited (SPI), a member of Saha Group, and extends it into a real estate joint venture for the hotel component. The collaboration brings together Saha Group's expertise in business and project development and Thai Obayashi's strengths in construction, technology, design, and project management. By jointly developing the project from business development through construction technology, the two organizations are expanding their relationship from business partners to strategic partners and creating long-term value for both the project and the Ratchadamri area.
