It's a great honor for us to meet with strong executive team, starting from the mastermind behind the scenes, Mr. Jeremy Yeo, Senior Vice President, Head of District Operations & Facility Management at One Bangkok. He masterfully orchestrates the city operations to ensure they run smoothly.
Along with him are two key collaborators, including Mr. Leonard Oh, Chief Executive Technology Services Business, at Certis. He is responsible for the robust platform underpinning One Bangkok infrastructure.
Mr. Teerapan Luengnaruemitchai, Managing Director of TCC Technology (TCCtech). He is the master systems integrator who supported the project development, from inception to going live, and still manages various areas in close collaboration with the One Bangkok team.
This article will highlight their perspectives on running such a massive site, and their synergy to ensure the best results for One Bangkok.
The Smart City Journey starts with vision
According to Mr. Jeremy Yeo, the real estate landscape today has moved beyond single-property projects and entered the era of fully integrated mixed-use developments. One Bangkok exemplifies this vision by integrating a diverse portfolio of asset classes, including workplaces that enhance work-life quality, a retail precinct that delivers a dynamic lifestyle experience, luxury residences, world-class hospitality at leading hotels, a global-standard live entertainment arena, inspiring art and culture, and an expansive public realm with over 50 rai (19.7 acres) of open green space.
Together, these elements create One Bangkok, a pioneering district of the future built on three core principles: Sustainability, People-Centric Design, and Smart City. Digital Empowerment: People, Process, Technology altogether
Mr. Jeremy Yeo stated, "Digital empowerment is about bringing together people, processes, and the right technology. When combined, they form a truly powerful platform. At One Bangkok, the District Command Center is the core that elevates both operational efficiency and customer experience. It comprises three key components: the Contact Center, which serves as the hub for communication through multiple channels including hundreds of daily calls and interactions via social media; the Facility Management Center, which oversees the operation of intelligent systems to ensure everything runs seamlessly; and the Security Operation Center, which strengthens confidence with comprehensive protection covering both physical and cyber security."
He added, "With an integrated system, our teams are able to see the complete picture in real time. Vast amounts of data are gathered and analyzed with precision to better understand user behavior and expectations, and to continuously enhance the experiences we deliver. The District Command Center also enables agile coordination across all situations, including during key moments and major events, ensuring that every journey within One Bangkok is smooth, safe, and reassuring."
Mr. Leonard Oh added that it's not about buying the latest technology. It is of paramount importance to bring all equipment to contextualize and bring forward all information into a single pane of windows. Data becomes the soul of how the operation should be running, based on the factual data and the SOP (Standard Operating Procedures) that they put forward at the backend Mozart platform to orchestrate the operations.
Mr. Teerapan Luengnaruemitchai supported that behind the scenes, they also need a secure and very robust technology infrastructure, especially digital connectivity - IP based to enable the inter-operability among various systems. Wire and wireless connectivity must be redundant and future ready. Furthermore, the integration among operation technology (Op-Tech) is a must to seamlessly synchronize relatable functions to enable that all offline & online data is piped into the Command Center.

Embracing Digital & Tech on your digital Journey
Mr. Leonard Oh said that digitalization is not about technology, it's about identifying and re-engineering the processes and about the role of the Command Center, what should an individual be doing, what is the role of the supervisors, what is the role of the security officer and FM. In this context "smart" is knowing how to respond to when an immediate situation happens.
There is plenty of Opportunity for Collaboration can happen here at One Bangkok. Regarding their experience in running such a massive site, Mr. Teerapan Luengnaruemitchai mentioned that One Bangkok has already implemented a lot of things. Technology can be embraced in driving scale & productivity as some of this know-how can be shared and replicated to the other properties. Related to some processes, it could be possible to standardize the operating procedure across multiple properties. It could create another set of the opportunity to use a certain shared service and create a collaboration across the buildings.
Mr. Jeremy Yeo emphasized the importance of building strong and trusted partnerships, gaining a deep understanding of the evolving digital ecosystem, and leveraging best practices to enhance effective collaboration.
